Can This Last?

by William Metzker on March 7, 2010

So far, it’s shaping up to be a record year for me.  I like that.

When I launched Terradigm last fall, I thought a lot of my real estate business would be from foreclosure avoidance advice for defaulting Portland home owners.  Well, not.  At least so far.

I thought when people got behind in their mortgage payments, they’d want foreclosure avoidance consultation. The way it’s shaking out, though, is that borrowers having a tough time either go for a loan modification of go straight to short sale.

Hardly anyone was doing short sales when I got the idea of doing the Mortgage Rescue Cafe. Now, lots of agents are, and I have to wonder how many homeowners are getting steered to short sale when they could avoid foreclosure in other ways. As for loan mods, why pay me when people can do the same thing for themselves for free, or call an outfit like Open Door?

But my business has taken off in other ways.  I hope buyers use me because they realize I don’t B.S. them.  But they’re finding me for some reason. And I have only just begun to market to home sellers. Who knows where that will go? I can save them a TON of money and still offer full service

I’m optimistic.  Not because I  am by nature, which I’m not.  It’s the facts on the ground.  I think people appreciate honesty, an agent who won’t tell them “now is a good time to buy” no matter what the time is, etc. etc.
