About Us (Yeah, We’re Different)

Real estate brokers tend to be brokerage-centered (think big red, white and blue signs) or agent-centered (think high school picture doing a toothpaste commercial).  Terradigm Real Estate LLC is client-centered.

Terradigm wants to synergize environmental sustainability, foreclosed (or pre-foreclosed) homes, and thirty-five years of real estate finance, marketing and building.

We have a lot of certifications whose initials mean nothing to anyone outside the business. Most have to do with specialized training in foreclosures and foreclosure avoidance. But the two we’re proudest of are Earthadvantage’s sustainability training designation and the Energy Trust of Oregon’s appointment to its trade ally network.

Add a professional career in real estate investing and developing.  Our primary goal is to match buyers and sellers committed to environmental sustainability.

One situation that would make us very happy is to help a buyer acquire a foreclosed home and renovate it with sustainable materials and practices. Another is to market an ETO, Earthadvantge or LEED- certified home or small subdivision.

While working “green” is our ethic, we also embrace working with buyers and sellers  who will put up with us.  Information rules, and sometimes, that includes stuff people may not want to hear.  Our buyers are the most market-savvy out there.  Our sellers will know their properties are being properly marketed, and they can choose fee-for-service (usually ‘way cheaper) or commission-based compensation.

We build partnerships centered around clients to include stagers, home inspectors, lenders, contractors, title and escrow officers, lawyers and accountants, and most important, charitable organizations.

And part of every transaction goes to charity. Preferably a green one, but it’s client choice.

Are we for everybody?  Nope. We don’t claim to and don’t want to be. Are we for somebody? Yes.  If it’s you, you’ll know it.

Sir,

I would like to invite you for a tour of Villebois and an update of construction underway. I am the Construction Manager at Costa Pacific.

Sincerely,

D. Scott Peterson

D. Scott–

I have toured Villebois. It looks really good. Orenco Station looked really good, too, but only the part you could see. You couldn’t see the instances where sheer walls were not attached to the foundations. You couldn’t see dryer vents venting lint into attics where the bathroom fans also vented, creating mounds of moldy crud. You couldn’t see where attic walls between townhome units weren’t really there. You couldn’t see the windows that were installed upside down, in some cases with only one nail. You couldn’t see the improperly sequenced flashing–and in some cases, no flashing–resulting in the OSB siding turning into baseballs of black mold. And I can go on. Would you like to see our inch-and-a-half-thick books of construction defects?

And will you do anything–anything at all–to acknowledge Costa Pacific’s sloppy and reprehensible work at Orenco Station?
