We want to be part of the movement to reform residential real estate sales. Until now, real estate brokers are paid for making a sale, not giving advice.

We want to change that. Anyone who wants to buy or sell a home through Terradigm can pay for what they need to accomplish their goals. Our pricing, whether fee-based or commission, will be tailored to the clients’ needs. At Terradigm, no seller will be advised to price too low, and no buyer will ever be encouraged to bid high.

A colleague in Sonoma County, CA, Lori Alden (we’ve never met) holds a doctorate in Economics and is also a licensed broker. She has succinctly categorized real estate agent abuses on a website, KeepAgentsHonest.com. It’s highly recommended.

We also offer a limited amount of free foreclosure avoidance counseling, using training received from NeighborworksAmerica, the agency that trains HUD-certified counselors.

Terradigm preaches sustainability.  We are Earthadvantage certified and an Energy Trust of Oregon trade ally .

Mission: Terradigm wants to use the pre- and post-foreclosure process to increase the green home supply, even through a 501 (3) (c) nonprofit organization partnership.  The effort would:

  1. Breach the upfront cost of green homes and make them more accessible to middle- and lower-income people.
  2. Increase the number of green homes in Portland Metro by rehabilitating or retrofitting distressed homes with programs currently offered through Clean Energy Works and the Energy rust of Oregon.
  3. Fighting foreclosure.
  4. Working for economic revitalization in targeted areas, including those with Main Street awards.

Aggressive intervention in both pre- and post-foreclosure homes presents an opportunity to do all of the above goals.

    I have toured Villebois. It looks really good. Orenco Station looked really good, too, but only the part you could see. You couldn’t see the instances where sheer walls were not attached to the foundations. You couldn’t see dryer vents venting lint into attics where the bathroom fans also vented, creating mounds of moldy crud. You couldn’t see where attic walls between townhome units weren’t really there. You couldn’t see the windows that were installed upside down, in some cases with only one nail. You couldn’t see the improperly sequenced flashing–and in some cases, no flashing–resulting in the OSB siding turning into baseballs of black mold. And I can go on. Would you like to see our inch-and-a-half-thick books of construction defects?

    And will you do anything–anything at all–to acknowledge Costa Pacific’s sloppy and reprehensible work at Orenco Station?
