Fees and Services

At Terradigm, we believe that services should be clearly defined and transparently priced.  If you list your home with us, we think we can sell it more quickly and for more net revenues to the seller than any other brokerage in Portland Metro.
For traditional sellers, here’s what we do:
  • Provide a pricing analysis based on similar homes sold, listed and uder contract
  • Retain services of a professional photographer
  • Retain the services of a profesional videographer
  • Build a stand-alone website (usually WordPress) for the property
  • After entry into RMLS, syndicate  to dozens of national and international websites, such as Zillow, Trulia, Yahoo, Google Maps, Homefinder, HGTV’s Front Door, and others.
  • Set up an electronic Virtual Tour
  • A post sign with  a permanent flyer, unless the client requests a flyer box
  • All disclosure and contractural documents on Docusign, a secure cloud-based platform.

For the above, we charge a 5% commission, half of which is payable to the buyer’s agent.  We will negotiate the commission downward if the sellers choose to use Terradigm to buy their next home.

We appreciate that estates and trusts have a different set of needs. So do asset managers handling bank-owned homes, and short sale owners whose servicers must approve the sale. For these non-traditional sellers, we generally bill as noted above, but will negotiate based on the services required.

Alternatively, we will bill our services at $125 per hour, with a retainer paid in advance and the balance billed incrementally. Third-party vendors are billed at cost. This compensation model generally results in significant savings for the client, but must be paid whether the home sells or not. And the selling agent must still be paid a fee.

 

BUYERS: Our first responsibility to buyers is to understand their needs and to acquaint them with the market. We enjoy first-time buyers and fully understand their needs are different than third-timers’. As a general statement, our compensation as a buyer’s representative will come from the commission or fees offered by the seller’s agent.
